Master Planning and Development

The first step in any new construction project is site selection, land purchase/entitlements, preliminary civil engineering, geotechnical investigations, and zoning.  This is often referred to as "due diligence". 

 

Once you have the legal stuff taken care of it is time to dive into the civil engineering details and develop a master plan.  The master plan is the REAL first step of the design process.  It involves test fitting buildings and roads to the site and the topography, accommodating easements, topography, natural features, and the neighbors.  It also requires high level consideration of the types of buildings you want to build, how large they are, how many cars you are parking, how much storm water you have to deal with, accessibility accommodations, traffic studies, and other details.  This IS master planning and development.  Team LINEA has experience with master planning large scale developments, private estate residences, and dense urban infill projects with some of the craziest challenges, both political and natural.
